Michigan Licenses Residential Builders

Building a home for someone else in Michigan requires a Residential Builder license from the Department of Licensing and Regulatory Affairs (LARA). Owners building their own home to live in are exempt.

Electrical, plumbing and mechanical work also need permits, and homeowners can pull their own electrical permit for a home they own and live in.

How To Vet A Michigan Barndominium Builder

  1. Look up the license with LARA and confirm it’s an active Residential Builder license under the contract name.
  2. Get insurance from the agent. Ask for general liability and workers’ comp certificates sent to you directly by the insurance agent, not forwarded by the builder.
  3. Stand in a finished one. Ask for three completed barndominiums and visit at least one.
  4. Check the business. Look the company up with the Secretary of State and confirm the name matches the contract.
  5. Ask about snow load for your county, which ranges from about 20 psf in the south to over 80 psf in the Upper Peninsula.
