Pennsylvania Does Not License Home Builders
Pennsylvania has no state contractor license. The Attorney General’s Home Improvement Contractor registration covers remodeling, not new homes, so it doesn’t apply to a barndominium builder. Electricians and plumbers aren’t licensed statewide either; some municipalities license them locally.
How To Vet A Pennsylvania Barndominium Builder
- Check local licensing and the entity. Ask your municipality what it requires, and look the business up with the Pennsylvania Department of State.
- Get insurance from the agent. Ask for general liability and workers’ comp certificates sent to you directly by the insurance agent, not forwarded by the builder.
- Stand in a finished one. Ask for three completed barndominiums and visit at least one.
- Check the business. Look the company up with the Secretary of State and confirm the name matches the contract.
- Ask about mine subsidence and karst. Coal country and limestone valleys both affect foundation design, and state-run mine subsidence insurance is available.
